Sherwood Falls To Have Ribbon Cutting

New amenities part of building construction.

CIL Development of Kensington, Inc. and state and Berlin town officials will celebrate the latest amenity at The Lofts at Sherwood Falls luxury condominiums with a ribbon-cutting on Thursday, October 20 at 5 p.m. Refreshments will be provided and model condominium units will be on display.

The community room building, part of the factory complex formerly owned by the Sherwood Tool Company at 10 Main St., Kensington, CT, houses a fully-equipped fitness room and provides meeting and social event space for the condominium association and owners.

Made possible, in part, by $1.1 million in Tax Increment Financing from the Town of Berlin to help fund environmental cleanup at the site, the adaptive reuse of the historic mill building will provide 72 loft style units. Additional funding of $2.7 million in tax credits has been provided through the Connecticut Historic Structures Rehabilitation Tax Credit Program; the tax credits are being purchased by Connecticut Light and Power and CIL Development of Kensington has provided historically accurate restorations of the exterior.  Complemented by high quality, modern finishes and conveniences, exposed beams and brickwork help retain the original, structural character on the inside.

The Lofts are being constructed in three phases, with an additional 14 townhomes with garages to be built across the street on the site of the former factory offices and warehouse.  The 47 units in Phases 1 and 2 have been completed and demand has been strong since the development’s opening in 2010; 32 units have already been sold or are under contract.

"The popularity and continued sales of these condominiums is a testament to CIL's commitment to quality. We look forward to continued success and the completion of Phase 3, which will conclude the transformation of an old factory into a new neighborhood landmark."

One and two-bedroom units range in size from 965 to 1685 square feet and are priced between $189,900 and $299,900. The site abuts the Mattabesset River and Paper Goods Pond and features a fully accessible and furnished patio overlooking the waterfall.  CIL Development of Kensington performed extensive site work along the river to beautify and protect water quality, and has given the Town of Berlin a conservation easement on the south side of the river to create a walking trail that will eventually connect to a more extensive trail system.
